If financing, obtain a mortgage pre-approval from a UAE-licensed bank. For cash buyers, prepare a proof-of-funds letter to accelerate offer acceptance.
Search & Shortlist
Work with your Onelink agent to filter by community, property type, and size. View 3–5 shortlisted properties before narrowing your decision.
Make an Offer
Submit a formal offer. Once accepted, negotiate terms: price, handover date, number of cheques, and any fixtures or inclusions in the sale.
Due Diligence
Verify the title deed, outstanding service charges, any mortgage liability, and the seller's identity documents. Your agent handles the full DLD background check.
Sign the Contract
Execute the Form F (Memorandum of Understanding), pay the 10% deposit, and register the transaction with the Dubai Land Department within the agreed period.
NOC & Transfer
The developer issues a No Objection Certificate confirming no outstanding dues. Both parties attend the DLD trustee office to execute the title deed transfer.
Receive Your Keys
Settlement is complete, the title deed is in your name. Arrange DEWA connection, building access, and — if investing — move straight to tenant search.
